We were a young family, my husband had a massive stroke at 37 with no work insurance. We had mortgage insurance that covered the mortgage payments for 2 years, after this time we had to sell the house as we couldn't afford it on one income and after accumulating debt from his illness. The bank charged us $10,000 for breaking the mortgage. We asked if they would consider holding this amount or a portion of it and putting it towards our next mortgage when we purchased our next home, they said no. We lived with my parents for one year to get back on our feet with our 2 young sons. We purchased a house a year later and before we did I called the banks insurance dept to ask if my husband would be covered again, they said yes that he would be because he was before. We purchased a house and applied for the insurance and received a letter saying he was declined, they said because we went over 3 months without a mortgage/insurance that he was considered a new applicant and went through that process in which the determined he was undesirable. There was not a mention of the 3month clause whilst we were going through the process of re-applying for a mortgage. I found out after his stroke that had we been with a different bank the whole mortgage would have been paid off. It would be great if there was more consumer information available when making decisions around which bank to choose for your mortgage, rather than learning of them after the fact. Knowing the different insurance options and general terms would have been helpful, not that anyone plans of getting sick but it would be clear if you saw them laid out side by side for comparison. I would also like to see something in place that would allow customers to be able to negotiate in times of crisis, especially when the bank insurance runs out and people are forced to sell because of illness.
